1. Preparation: Staging land is much like staging a home. Having a clean slate for potential buyers to see boundless potential helps. Spend one day doing controlled burns on some of the deadfall that can litter forested grounds. Trim trees so that healthy new growth can be seen. Clear the best views and emphasize them.
2. Get Ready To Answer Questions: Land is a less tangible showing than a house and because of that—there is no room for vague answers for perspective buyers. Know the in’s and out’s of a piece of land. Get it surveyed so buyers can see the boundaries. Know the depth of the wells, the nearest commodities, the nitty gritty details. Your knowledge will be taken as confidence and that sweetens every deal.
3. Know the market and who will be looking for the type of land you are selling. Not all land is the same. Some is for views. Some for utilitarian purposes. Some as a resort home building spot.
